Answering Dubai property enquiries around the clock — without hiring

A property enquiry in Dubai is worth almost nothing on its own. It becomes worth something the moment someone answers it — and in a market where a buyer submits the same form to four developers in one evening, the one who calls back first is usually the one who gets the viewing. Answering in the language the caller used

Dubai buyers are Emirati, Saudi, Indian, British, Russian and Chinese, sometimes in the same afternoon. An agent that only works in English quietly loses the callers who would rather explain a budget in Arabic — and a Gulf caller can tell within one sentence whether they are hearing Gulf Arabic or a stiff Modern Standard script.

What it must never do

The fastest way to destroy trust in an automated call is to have it invent something. A property agent must not guarantee a return, promise mortgage approval, or state a price it was not given. If a caller asks for a figure the developer has not published, the correct answer is that the team will send current pricing — and that request is itself a strong buying signal worth capturing.

It should also never claim to be human. In practice, callers do not mind talking to an agent that is useful, quick and honest about what it is. They mind being misled.

What to measure in the first month

  • Time from enquiry to first answered conversation
  • Share of enquiries answered outside office hours
  • Viewings booked per hundred enquiries
  • How many leads your team disqualified before spending time on them

If those four move, nothing else about the technology matters much. If they do not, no amount of voice quality will save it.
